A National Institute for Hospitality Leadership

The industry's next managers, operators, and owners — trained inside working hotels.

The Legacy Hotel Institute builds the talent pipeline hospitality has been asking for: leadership-ready professionals educated on real properties, prepared to run yours — and one day, to own their own.

Why It Works

The classroom is a hotel.

Hospitality can't be learned from slides. Our fellows train inside working hotels — at the front desk, in the kitchen, in revenue meetings, and on the books — beginning at our founding campus, The Guest House in Natchez, Mississippi, and expanding through partner properties nationwide.

For owners and brands, that means graduates who need no translation. They've turned rooms, handled a full house, read a P&L, and led a shift before their first day on your property.

And hosting fellows isn't a favor to us — it's capacity for you. Fellows complete foundational training before any rotation, arrive service-ready, and work under Institute mentorship — so they extend your team instead of borrowing from it. The hotel gains hands and service depth; the fellow earns credit and experience. Both sides of the ledger win.

And because the Institute teaches ownership — capital, deal-making, and stewardship alongside operations — it builds something the industry has promised for decades: a genuine path from working in hotels to owning them.

Work With Us

The pipeline the industry says it wants. Here's the front door.

For Brands, Owners & Management Companies

Become a Founding Partner

Sponsor a cohort, host fellows on your properties, fund scholarships in your name, and recruit graduates first. The institutions that build the pipeline first are remembered first — Founding Partner recognition belongs permanently to those who stood up the Institute's inaugural years.

Start a Conversation

For Individuals & Foundations

Become a Founding Donor

Tax-deductible charitable gifts fund hospitality workforce development — scholarships, instruction, and fellowships that move people from entry-level hospitality jobs into management and ownership — and gifts made in the Institute's founding era carry Founding Donor recognition for as long as the Institute stands. Every charitable dollar funds the educational mission — instruction, scholarships, paid fellowships, and the classrooms where the teaching happens.

Make a Gift

About charitable giving. During the Institute's formation, tax-deductible contributions supporting its educational mission are administered through KINGS Leadership Institute, Inc., an independent 501(c)(3) nonprofit organization, while the Legacy Hotel Institute completes its own nonprofit formation. Charitable contributions support educational programs only. Corporate partnership placements are sponsorships and are generally not tax-deductible as charitable gifts; please consult your tax advisor.

Who We Serve

Three audiences. One pipeline.

The Institute sits between the industry that needs leaders and the people ready to become them. Every program serves both sides of that equation at once.

Hotel Companies & Owners

Your next GM shouldn't need two years of translation.

Every brand, management company, and independent owner tells the same story: rooms can be financed, buildings can be renovated — but leadership-ready people are the scarcest asset in hospitality. Turnover drains properties, and the leap from hourly roles to management breaks more careers than it makes.

The Institute is built to be your answer. Our fellows train inside working hotels before they ever reach yours — so what you recruit is judgment, not just credentials. And when fellows rotate through your property, they produce: foundational training is complete before arrival, Institute mentors carry the teaching load, and your managers stay on their jobs. Fellows add working capacity to your roster from their first shift — they hit the ground running.

  • Sponsor a cohortFund a named class of fellows and shape the curriculum toward the roles you can't fill.
  • Host fellows on propertyRun structured rotations at your hotels — front office, F&B, revenue, housekeeping leadership. Fellows arrive trained and service-ready, adding depth to your team while you evaluate talent in the role before you hire.
  • Fund scholarships in your namePut your flag on the solution the industry keeps calling for, visibly and credibly.
  • Recruit graduates firstPartners get first access to graduating cohorts — a standing pipeline instead of a standing vacancy.
  • Grow your bench of ownersBrands and management companies don't own the real estate — owners do, and growth runs through them. The Institute's ownership track develops operationally fluent, capital-educated owner candidates from within the industry: tomorrow's franchisees and partners, grown inside the business they'll one day buy into.

Aspiring Operators

Learn to run a hotel by running one.

If you want to manage hotels — coming from school, from another industry, or from ambition alone — the Institute teaches the job the only way it can honestly be taught: on a working property, with real guests, real revenue, and real stakes.

You graduate with a working knowledge of the entire house — and the leadership habits that make general managers, not just department heads.

  • The full operationFront office, housekeeping, food & beverage, sales, maintenance — every department, from inside it.
  • The numbersRevenue management, budgeting, and the P&L — because a manager who can't read the ledger isn't running the hotel; the hotel is running them.
  • The peopleHiring, scheduling, coaching, and leading teams through full houses and hard nights.
  • The guestService standards and recovery — the craft that separates hospitality from lodging.

Hospitality Professionals

You already hold the industry up. Now climb it.

Millions of people run hospitality's front desks, kitchens, and floors — and too many are told, in a hundred quiet ways, that this is as far as it goes. The Institute exists to say otherwise, and to build the ladder that proves it.

Education designed for people who are already working — practical, respectful of your schedule, and aimed at the next promotion first and the bigger horizon after that. For those who want it, that horizon includes ownership: the capital, deal, and stewardship education to one day buy a property of your own.

The Ladder

  • General managerRunning the whole property — operations, people, and P&L.
  • Executive & multi-property leadershipPortfolios, brands, and regions.

Campuses

The classroom is a hotel. The network is national.

Every Institute campus is a working property — because judgment is learned where the stakes are real. The network begins with two campuses — Natchez and Venice Beach — and the Institute is actively seeking its next campus locations and partner properties across the country.

The Method

Why working hotels, and not lecture halls?

Because hospitality is judgment, and judgment only forms under real conditions: a full house, a walked guest, a tight labor week, a rate decision with money on it. Our campuses put fellows inside those moments with mentors beside them — so the first time they face them alone, it isn't the first time. And because fellows train to standard before they ever face a guest, the house gains while they learn — the classroom adds to the hotel; it never subtracts from it.

The Leadership Academy · Live Online · Open Nationwide

From working in hotels to owning them.

Seven live online classes and a Graduation Pitch Night — 100% online, no hotel experience required. You don't need to live near a campus; you need a laptop and ambition. In Class 1 you pick a real hotel for sale; by graduation you're pitching a working acquisition plan for it to a panel that includes a commercial lender.

Tuition: $249 if you can afford it (payment plans available) · Free if you can't. Your call — no proof required.

The Curriculum

Seven classes. One thread.

01

How This Industry Really Works — and Picking Your Hotel

Michael Clinton, with Denise Clark

"By the end of tonight, you own a deal — on paper."

The map of the industry — brands, franchises, management companies, independents — who makes money at each layer, and the ladder from front desk to GM to owner. Then the live exercise: you search real hotel listings and choose the property you'll "buy" over the next seven weeks. Class ends with your first sixty-second pitch.

You build: one page — the property, the price, and why you.

02

Running the Hotel

Denise Clark

"Know every department well enough to decide where you'd work — and what you'd fix as the owner."

Front office, housekeeping, F&B, maintenance, sales — what each does all day, what it costs, how they depend on each other. Staffing reality: what a good team costs and what a bad hire costs. Then you walk your own property's listing photos like an operator: what isn't the listing saying?

You build: your operations section — departments, headcount, the three risks you see.

03

Reading the Money

Michael Clinton

"Leave able to look at any hotel and estimate what it earns."

The hotel P&L line by line — where money leaks. The three numbers that run the industry: occupancy, ADR, RevPAR — and how to read the industry reports professionals use. Market analysis on your property's market, live. And the classic ways owners misread the numbers: revenue that isn't real, maintenance hiding in the NOI.

You build: your numbers — occupancy, ADR, RevPAR, and a rough annual P&L.

04

Keeping It Legal and Liquid

Sheila Prunty

"The unglamorous machinery that decides whether you keep the hotel you bought."

Entities, licenses, permits, insurance — what you must have before your first guest. Occupancy taxes, payroll taxes, and what happens to owners who fall behind. The true cost of an employee beyond the wage. And why profitable hotels still die: seasonality, reserves, and the 13-week cash view every owner should keep.

You build: your compliance & cash section — licenses, tax burden, seasonality.

05

Getting the Money — and Doing the Deal

Kamau Coleman, with Michael Clinton

"How lenders actually decide, and how deals actually close."

Commercial lending from the inside, taught by a practicing lender: what gets underwritten, SBA vs. conventional vs. seller financing, and what makes a lender say yes. Structuring the purchase when you don't have the full down payment. Plus the case study: how Michael bought a hotel — and got paid $17,000 to do it. And the diligence findings that kill deals, so you see them coming.

You build: your deal — structure, financing ask, and debt-coverage estimate.

06

The Legal Side of the Deal

Troy S. Brown, Esq.

"Read an LOI and a purchase agreement like a lawyer — before you pay one."

The paper trail of a hotel purchase, taught by a practicing attorney. What belongs in a letter of intent — and what an LOI does and doesn't bind. The purchase and sale agreement clause by clause: deposits, contingencies, representations, and the outs. Due diligence as a legal discipline — title, licenses, liquor, franchise and employment agreements — and the red flags that should stop a deal cold. Plus the lender's side of the table: what loan documents actually say, and where first-time borrowers get hurt.

You build: your deal's legal checklist — LOI terms, PSA contingencies, and your due-diligence list.

07

AI as Your Co-Founder

Michael Clinton

"Do the work of a team of five — plan, market, hire, and fill the rooms."

AI for the business plan: drafting, stress-testing, the investor one-pager — built live on a student's actual property. AI for filling rooms: how hotels really get guests, and your property's marketing plan generated in real time. AI for running the business: SOPs, hiring materials, guest communications. Then you refine and record your final pitch — the version that goes to the panel.

You build: the complete plan — every section assembled, refined, and pitch-ready.

Graduation Pitch Night

Full Faculty Panel — Open to Guests

"Not a class — a graduation."

Every graduate submits a recorded pitch and their completed business plan — and every graduate receives written feedback from the full panel, including a commercial lender's honest read on whether the deal would get financed. Then, at Pitch Night, the panel's selected standout pitches are presented live at an open event where funders, industry partners, press, and community watch working hospitality professionals present real acquisition plans for real properties. The Academy is built to scale: cohorts practice in small sections all term, every graduate’s plan receives a full written review, and the live showcase stays tight enough to matter.

You leave with: a completed business plan for a real hotel, a recorded pitch reviewed by the full panel, and written feedback — including the lender's read.

Leadership

History, leadership, and ownership — under one roof.

The Legacy Hotel Institute began with a single house and a simple realization: the surest way to change who owns America's hotels is to teach the people already running them. Our founding campus — a historic antebellum mansion now Black-owned and operating as a hotel — is the proof of concept, the classroom, and the promise.

MC

Michael Clinton

Founder & CEO

Michael Clinton founded the Legacy Hotel Institute after purchasing The Guest House, a historic antebellum mansion in Natchez, Mississippi believed to be the largest Black-owned antebellum mansion operating as a hotel in the United States. What began as an effort to create a legacy for his own family evolved into a broader mission: helping create opportunities for thousands of others through education, entrepreneurship, historic preservation, and hotel ownership.

A graduate of Duke University and Vanderbilt University's Owen Graduate School of Management, Michael has spent more than two decades acquiring, developing, financing, and operating real estate and hospitality assets. He is also the Co-Founder of Redline Hotel Group, a company dedicated to acquiring culturally significant hospitality properties and transforming them into destinations that preserve history while creating economic opportunity.

Through the Legacy Hotel Institute, Michael is working to build a national pipeline that prepares the next generation of hotel operators and owners. The Guest House serves as the Institute's founding campus, where history, leadership, preservation, and ownership come together in one place.

"We believe one of the last great ownership gaps in America can be closed by teaching the people who already operate our hotels how to one day own them."
